Scheduling, Estimates & Service Calls

Do you provide plumbing estimates over the phone?

In most cases, no. Plumbing systems can vary considerably from one property to another, and an accurate recommendation requires seeing the equipment, piping, access conditions, and surrounding installation in person. What sounds like a simple repair over the phone can sometimes involve additional problems that are not apparent until the system is inspected.

We prefer to evaluate the situation on site so we can provide an informed recommendation rather than guessing at a price without seeing the work.

Why do you require an on-site assessment?

An on-site assessment allows us to verify the actual condition of the plumbing system, determine what equipment or materials may be required, confirm access, and identify conditions that could affect the repair.

This is particularly important when we did not originally install the equipment or when replacement parts, venting, gas piping, drainage, electrical connections, or code requirements may be involved.

Is there a service or dispatch charge?

Our standard dispatch charge is $97. The fee covers the time required to send a qualified technician to the property, evaluate the situation, and determine the appropriate next step. For standard approved repairs, the dispatch fee may be waived when the recommended work is performed during the visit.

Do I have to approve the repair during the first visit?

No. Our technician will evaluate the condition, explain the recommended work, and provide pricing before proceeding with repairs that require customer authorization. You are free to review the recommendation before deciding how you would like to proceed.

What should I expect when your technician arrives?

Our technician will review the concern with you, inspect the affected plumbing or equipment, and evaluate the surrounding installation when necessary. We will explain what we find, discuss available options, and provide pricing and financing options before performing authorized work. Our objective is to solve the underlying problem rather than simply address the most obvious symptom.

Do you work on both residential and commercial properties?

Yes. We provide plumbing services for both residential and commercial properties, including plumbing repairs, water heating equipment, drain and sewer systems, gas piping, hydronic systems, and other related mechanical systems. Commercial work may require additional planning depending on the equipment, building configuration, access, operating schedule, and permit requirements.

General Plumbing

What types of plumbing problems do you repair?

We handle a wide range of plumbing issues, including leaking fixtures, water-pressure problems, failed valves, leaking or damaged piping, toilet repairs, faucet repairs, water heater problems, drain stoppages, sewer problems, gas piping, garbage disposals, recirculation systems, and many other residential and commercial plumbing concerns.

What should I do if a pipe bursts?

If you can safely do so, shut off the building’s main water supply immediately. If the leak is associated with a water heater, appliance, or individual fixture, there may also be a local shutoff valve that can isolate the affected equipment. Move belongings away from the water when possible and avoid electrical equipment or outlets that may have been exposed to water. Once the water is controlled, contact a plumbing professional to locate and repair the failure.

How do I know when to shut off the water to my home?

The main water supply should generally be shut off when there is an uncontrolled plumbing leak that cannot be stopped using an individual fixture shutoff valve. Every homeowner should know where the main water shutoff is located before an emergency occurs. If the valve is difficult to operate, leaking, inaccessible, or badly corroded, it may be worth replacing before it is needed during an emergency.

Can high water pressure damage my plumbing?

Yes. Excessive water pressure can place unnecessary stress on faucets, toilet components, appliance connections, water heaters, valves, and piping.

Residential water pressure should generally be controlled when it exceeds the limits allowed by applicable plumbing code. A properly functioning pressure-reducing valve can help regulate incoming pressure and protect the plumbing system.

What is a pressure-reducing valve?

A pressure-reducing valve, commonly called a PRV, regulates the incoming water pressure supplied to a building. If municipal water pressure is too high, the PRV reduces it to a more appropriate operating pressure. A failed or improperly adjusted PRV can contribute to excessive pressure, pressure fluctuations, noisy piping, fixture damage, and premature wear on plumbing components. To accompany a pressure reducing valve, an expansion tank will need to be installed at the water heater to help with thermal expansion and is a code requirement.

Do you install customer-supplied plumbing fixtures or equipment?

We can install certain customer-supplied fixtures and equipment depending on the product and installation conditions. However, customer-supplied products are generally not covered under our parts warranty because we did not select, purchase, size, or control the condition of the equipment. Our warranty would apply only as specifically stated for the installation work itself.

Do you install garbage disposals?

Yes. We install, replace, diagnose, and unjam residential garbage disposals. We also sell and install InSinkErator garbage disposals in several horsepower ranges, including 1/2 HP, 3/4 HP, and 1 HP models. Drain & Sewer Questions

What is the difference between a clogged drain and a sewer-line problem?

A clogged individual drain usually affects one fixture or a small group of nearby fixtures. A sewer-line problem may affect multiple drains throughout the building and can cause toilets, tubs, showers, or floor drains to back up simultaneously. To understand sewer line repair and replacement, visit our sewer lateral page.  The location and behavior of the backup often provide important clues about where the restriction is located.

Why does my sewer keep backing up?

Recurring sewer backups can be caused by roots, damaged piping, offsets, bellies, scale buildup, grease, foreign objects, deteriorated pipe, or other structural conditions. If a sewer repeatedly requires cleaning, simply clearing the blockage each time may not address the underlying cause. A sewer-camera inspection can often help identify why the problem keeps returning.

Do tree roots cause sewer problems?

Tree roots can enter sewer piping through cracks, failed joints, damaged connections, and other openings. Once inside the pipe, the roots can continue growing and collect debris, eventually restricting flow or contributing to repeated backups. Root intrusion is often a symptom of a compromised sewer pipe rather than the original cause of the pipe failure.

When should I have a sewer camera inspection performed?

A sewer-camera inspection may be appropriate when a drain or sewer repeatedly backs up, when root intrusion is suspected, when the condition of an older sewer lateral is unknown, or before making a major sewer-repair decision. A camera allows us to visually inspect accessible sections of piping and identify many common defects that cannot be diagnosed from the surface.

What is hydro jetting?

Hydro jetting uses high-pressure water delivered through specialized sewer-cleaning equipment to remove buildup from the interior walls of drainage piping. Depending on the condition of the pipe, hydro jetting can be effective for grease, sludge, scale, roots, and other accumulated material. The piping should be evaluated beforehand because severely damaged or deteriorated piping may require a different approach.

When should a sewer line be replaced instead of cleaned?

Cleaning is intended to remove a blockage. Sewer replacement becomes appropriate when the pipe itself is structurally failing or when recurring defects make repeated cleaning an ineffective long-term solution.

Examples may include collapsed piping, severe offsets, extensive root intrusion, badly deteriorated materials, major cracks, or chronic problems that continue returning despite proper cleaning.

Do you perform trenchless sewer replacement?

Yes. Trenchless methods may be available depending on the existing sewer configuration, condition of the pipe, access, required permits, and site conditions. Not every sewer is a candidate for trenchless replacement, so the system should be evaluated before determining the most appropriate method.

Should I have my drains professionally cleaned every year?

Not necessarily. A properly functioning drainage system does not automatically require professional cleaning simply because a year has passed. Professional drain cleaning may make sense when a property experiences recurring slow drains, grease accumulation, root intrusion, repeated backups, or other known drainage problems. For recurring problems, identifying the underlying cause is generally more useful than repeatedly cleaning the same pipe without understanding why it keeps becoming restricted.

Water Heater Questions

Do you install and repair traditional tank water heaters?

Yes. We install, diagnose, maintain, and repair residential and commercial tank-style water heaters. Depending on the condition of the existing equipment, we can help determine whether repair, maintenance, or replacement makes the most sense.

Do you service tankless water heaters?

Yes. We service and install tankless water heaters, including troubleshooting, maintenance, descaling, recirculation issues, ignition problems, sensors, controls, and other components. Tankless systems are sophisticated appliances and should be diagnosed based on the actual operating condition rather than simply replacing parts based on an error code.

How long should a water heater last?

Water-heater life expectancy varies depending on the equipment, installation quality, water conditions, usage, maintenance, operating temperature, and environment. Some units operate reliably for many years, while others may experience premature tank leakage, component failure, scale buildup, or corrosion. Regular inspection and maintenance can help identify developing problems before complete failure occurs.

Should my water heater be maintained every year?

Annual maintenance is generally a good practice, particularly for tankless systems and water heaters operating in areas with hard water or heavy usage. Maintenance may include inspection, flushing or descaling when appropriate, checking safety components, examining connections, and looking for signs of leakage, corrosion, venting problems, or abnormal operation.

Why does my tankless water heater need to be descaled?

Minerals contained in the water can accumulate inside a tankless water heater’s heat exchanger. Over time, scale buildup can reduce heat transfer, restrict water flow, contribute to overheating, and affect performance. Periodic descaling helps remove mineral deposits and maintain the internal water passages.

Why am I running out of hot water?

Running out of hot water can have many causes, including an undersized water heater, failed heating components, thermostat problems, excessive demand, recirculation issues, mixing problems, sediment buildup, or equipment that is no longer performing at its rated capacity. The correct repair depends on determining whether the problem is related to the water heater itself or to the plumbing system distributing the hot water.

Do you install heat pump water heaters?

Yes. Heat pump water heaters can provide highly efficient electric water heating when the property and installation location are appropriate. Proper installation requires consideration of electrical requirements, condensate drainage, available air volume, clearances, noise, water piping, seismic requirements, and overall equipment placement.

Can you repair hot-water recirculation systems?

Yes. We diagnose and repair hot-water recirculation systems, including circulating pumps, check valves, controls, return piping, balancing issues, and related components. Problems with a recirculation system can sometimes cause delayed hot water, inconsistent temperatures, unwanted heat migration, or abnormal water-heater operation.

Hydronic Heating Questions

What is hydronic heating?

Hydronic heating uses heated water to transfer heat throughout a building. A boiler or other heat source heats the water, which is then circulated through radiators, baseboard heaters, radiant-floor tubing, fan coils, or other heat emitters. Properly designed hydronic systems can provide comfortable, quiet, and even heating.

Do you service boilers and hydronic heating systems?

Yes. We service and repair hydronic heating systems, including boilers, pumps, zone valves, expansion tanks, air separators, controls, piping, and related components. The system should be evaluated as a whole because a heating problem that appears to be caused by the boiler may actually originate elsewhere in the system.

How often should a hydronic heating system be serviced?

Annual inspection is generally a good practice, particularly before the heating season. A service visit may include checking system pressure, pumps, controls, expansion components, air elimination, visible piping, safety devices, and boiler operation. The exact maintenance requirements depend on the type of equipment installed.

Why is one heating zone not getting warm?

A cold heating zone can be caused by trapped air, a failed zone valve, circulator problems, control issues, low system pressure, improper flow, closed valves, or other mechanical conditions. Because several components work together to operate each zone, proper diagnosis is important before replacing parts.

Gas Piping Questions

Do you install and repair gas piping?

Yes. We install, modify, inspect, and repair gas piping for residential and commercial applications within the scope of our plumbing work.

Gas piping must be properly sized, supported, tested, and installed according to applicable requirements.

Do you install earthquake gas shutoff valves?

Yes. Earthquake gas shutoff valves can automatically stop the flow of gas when sufficient seismic movement activates the valve. Proper installation requires the correct valve orientation, location, piping configuration, and leak testing after the work is completed.

What should I do if I smell gas?

If you smell gas or suspect a significant gas leak, do not operate electrical switches, appliances, ignition sources, or anything that could create a spark. Leave the area and contact your gas utility or emergency services from a safe location. Suspected active gas leaks should be treated as a safety issue rather than a routine plumbing appointment.

Warranty & Company Questions

Do you warranty your plumbing work?

Yes. Our work is backed by written warranty coverage, with the specific term depending on the type of service, equipment, materials, and maintenance requirements associated with the installation. We believe warranty terms should be clear so customers understand what is covered before and after the work is completed.

Are customer-supplied parts covered by your warranty?

Customer-supplied fixtures, equipment, and parts are generally not covered by our parts warranty because we cannot control their quality, history, condition, or compatibility. Any warranty on customer-supplied equipment remains subject to the manufacturer’s terms. Our workmanship warranty applies only as specifically stated for the installation performed.

Do you obtain plumbing permits when required?

Yes. When a permit is required for the work being performed, the appropriate permit and inspection process should be followed. Permit requirements vary depending on the jurisdiction and type of project, so we determine what is necessary based on the specific installation.

Are you licensed and insured?

Yes. Steven Bailey Plumbing & Rooter operates as a licensed plumbing contractor and maintains insurance appropriate for our operations. Customers should be cautious about allowing unlicensed individuals to perform plumbing, gas, sewer, or water-heating work that legally requires a licensed contractor.
